My story

From cruise ships to HMOs.

Before property, my wife and I were professional musicians. Together we built an agency supplying entertainers to cruise ships — a good business on the surface, but income that moved with the tide and a calendar we didn't really own. With our first child at home and our second on the way, that stopped being something I could square.

So I went looking for something with weight to it. Something that paid whether I was on a stage or not. Property turned out to be that thing — not a side hustle, not a hobby, but the actual job.

From the start I went after the strategies that move the needle: HMOs, blocks of flats, portfolio acquisitions. I use lease options and vendor finance to scale faster than my own capital allows, and I bring investors in on the deals that need them.

I learned the job by doing it — living the refurbs, the negotiations, the financing, the operations — not by reading about it. That's why what I share isn't theory. It's the working version of a portfolio I'm still actively running, and the lessons that come with running it.

No hype. No shortcuts. Just the version of property that builds a life you actually want to live in.

Right now that means a portfolio that runs without me hovering over it, AI doing the work that used to take a team, and a family who get me present rather than permanently distracted. In 2028 it'll mean running it from somewhere else in the world for a year or two, while we figure out where we actually want to be.
